Five Steps to Faster Turn Times

Appraising is an always changing profession. Often, it seems, appraisers are asked to include extra information or have steps added to their data gathering. All of this is to ensure the end user is presented with the best data possible. In order to stay current with the constantly changing requirements, Caleb Hollis Appraisals Inc. is always researching new tools and improving processes in order to increase efficiency so we can do more work for more efficiently. At Caleb Hollis Appraisals Inc. we know that time is important to everybody, so below are some things you can do to lessen turn times on any appraisals ordered from Caleb Hollis Appraisals Inc..

Always order your appraisals online.
With online ordering, you automatically receive e-mail confirmations that the request was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! We don't have to re-key information from a fax, and you don't have to wonder whether the order was received.
Are you providing complete and accurate information about the subject property?
There's nothing like being one number off on the street address to unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are helpful data to include with the assignment. Even a list of recent area sales is welcome — remember, however, that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

If you have any questions about your property or an appraisal we're working on for you, don't hesitate to call us at

Let us know up front of the property's unique features.
It's relatively easy to appraise a cookie-cutter house. Most of an appraiser's time is spent analyzing how details unique to a property contribute to or detract from what otherwise would be a property's market value. When you order your report, let us know if there are unique elements of the home or surrounding area -- for example, it's recently had an addition built on, it's subject to zoning restrictions, it's predisposed to flooding. While these are things that we'll find out on our own, knowing them as early as possible makes your report arrive quicker.
Did you make the occupants of the home aware of what to expect?
One of the most tedious parts of the appraisal process is confirming an appointment with the homeowner. We understand that a homeowner may be uncomfortable with an outsider looking in every square foot of their home, taking pictures, and making abundant notes. Many commonly think they should make the place spotless before the appraisal inspection, with the idea that will increase the value. And will delay the appraisal inspection until it is cleaned.

Hearing from you -- the person they have been working with on their loan -- a little information about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and likely go a long way toward trimming the time it takes to inspect a home. Please feel free to point your customers to our website, where we have lots of pages of relevant information for homeowners and others describing the appraisal process. They can even call us if they want to familiarize themselves with the staff and our services. Remind them it's in their interest to set the appointment without delay!
Easily track the status of your report on our website.
Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As we complete each important milestone in an assignment, that information is available instantly to you online. It's never been faster and easier to keep track of your report's status.
